Chapter 13 - The Paper She Thought Owned Me

 

 

Mom crossed the parking lot like she was walking into church with proof of a miracle.

She held the document high enough for everyone to see.

"Claire signed this four years ago," she said. "She promised we could stay in that house."

Grace took it before I could.

I recognized the first page immediately.

FAMILY HOUSING AGREEMENT.

I had written it after taking title during Dad's foreclosure crisis.

At the time, Grace had advised me to put expectations in writing because six adults sharing a house could become a disaster.

She had been right four years early.

I remembered the terms.

Dad and Mom could live there while I owned the property, provided they contributed what they could, did not incur debt against the property, and respected my exclusive authority as owner. Tyler and Jenna were supposed to stay six months while Tyler found work.

Six months had become three and a half years.

Grace flipped to the signature page.

"This agreement does not prohibit sale," she said.

Mom pointed at a paragraph. "Read that."

Grace did.

Then her expression changed.

"Claire, did you write this sentence?"

I stepped beside her.

The line read:

Occupancy shall continue for the natural lifetime of Robert and Marlene Dalton regardless of transfer, sale, refinance, or change of title.

I stared at it.

"No."

Mom laughed sharply. "Your signature is right there."

"That sentence wasn't there."

"Convenient."

Grace held the pages toward the parking-lot light.

"Different font. Different toner density. Different line spacing."

Bell looked sick.

Mom snapped, "That's ridiculous."

Grace turned to me.

"Do you still have the original electronic file?"

I thought back.

My old laptop had died two years ago.

But Grace had drafted the final version.

I looked at her.

"You do."

She was already opening her phone.

"My document system does."

Three minutes later, the archived PDF sat on her screen.

No lifetime occupancy sentence.

No restriction on sale.

The original paragraph ended exactly where I remembered it ending.

Bell closed his eyes.

"Marlene," he said quietly, "did you alter this agreement?"

Mom's face turned red.

"I clarified it."

"You inserted a legal term into a signed contract after execution."

"Because that's what she meant!"

"No," I said. "It's what you needed me to have meant."

Soren Pike checked his watch.

8:58.

The title officer came outside.

"We need to make a decision."

Grace showed her the archived agreement and the altered copy. The title officer made a call to underwriting.

We stood in the parking lot in silence.

Mom kept whispering to Bell.

Dad stood apart from everyone.

At 9:04, the title officer returned.

"Underwriting is satisfied that the family agreement creates no recorded life estate and no restriction on conveyance. We can proceed, subject to the existing transition agreement for occupants."

My knees almost gave way.

Mom screamed.

"You can't!"

The title officer blinked. "Ma'am—"

"That is my home!"

I stepped toward her.

"Then why didn't you pay for it?"

She looked at me like I'd spoken obscenity.

"I raised you."

"You did. And somewhere along the way, you decided that meant you owned every year after I turned eighteen."

"After everything I sacrificed—"

"You keep saying sacrifice when you mean invoice."

Her mouth opened.

Nothing came out.

I followed Grace inside.

The closing room had a long walnut table, a pitcher of water, and a stack of papers thick enough to make four years look strangely small.

I signed the first disclosure.

Then the second.

Then the deed.

My hand was steady.

At 9:22, the title officer's computer chimed.

She looked at the screen.

"Funds received."

I closed my eyes.

Then she said, "We have one final issue before release."

Of course we did.

"What issue?"

"The police investigator asked us to hold distribution because your identity-theft case may involve proceeds that need tracing."

I stared at her.

The house was sold.

But my money was frozen.

And outside, Mom started laughing.
